Documents that have to stand up, built from facts you can check.

A report to your funder. A planning application to your council. PlanSimple is making one tool for each, and both are held to the same rules.

  • The facts, fixed first
  • A first draft, written only from them
  • The limits, stated on the page

One tool for each reader

A funder and a planning officer want different things, so these are separate products with separate accounts. Pick the one that fits.

For funded programme teams

The project tool

The report you owe your funder, from your live plan, checked by you and frozen as sent.

Plan the work, log grant outputs against grant-year targets, and make each report from what the plan says that day. AI can write a first draft. A person checks it and marks it final, and every final version is kept.

How the project tool works

For homeowners planning an extension

PlanSimple Homes

What applies to your house, and what to send the council.

A postcode and a short form will give you a free check of constraints and the likely route. After that come a pre-application report and letter, and an application pack with everything but the drawings. England only.

Homes reports are automated and are not professional advice.

How PlanSimple Homes will work

Where things stand

Neither tool has customers yet, so you will find no quotes or logos here. There is nothing to sign up to and nothing to pay for, so this site asks you for nothing.

The same rules in both

A document that goes to a funder or a council has to be right, and someone has to be able to see why. The project tool works this way today. Homes is being built to.

Facts are fixed before anything is written

Project tool, today
A report takes its figures when it is made, and the AI draft is given only those.
Homes, as planned
Constraints and your answers are fixed first, and the documents are written only from them.

AI use is stated

Project tool, today
The PDF says AI made the first draft and who checked it. That line is on by default, and leaving it off is recorded.
Homes, as planned
Every document says it is automated and not professional advice.

Gaps stay visible

Project tool, today
A blank target stays blank and shows as no target set.
Homes, as planned
A report says “none found”, never “none exists”, because the national data varies by council.

A number nobody can trace gets flagged

Project tool, today
A number in the AI’s writing that is not in the frozen figures must be confirmed before the report goes final.
Homes, as planned
A number or policy reference that is not in the facts is flagged.
